Which award covers property managers
Property managers employed by a real estate agency are covered by the Real Estate Industry Award 2020 [MA000106]. The award names "Property Manager" as an indicative Level 2 (Representative) title: Level 2 employees are responsible for managing rental or strata/community title properties, or for sourcing and securing new managements.
A property management assistant or associate — collecting rent, answering tenant enquiries and helping with inspections under supervision — is Level 1. A Property Management Supervisor is Level 3.
Unlike sales agents, residential property managers cannot be employed on a commission-only basis. The award limits commission-only employment to property sales and commercial, industrial or retail leasing (cl 16.7).

Property Manager award pay rates 2026–27
These rates apply from the first full pay period starting on or after 1 July 2026. Part-time employees are paid the same hourly rates for the hours they work.

Annual is the weekly rate × 52, before tax and before superannuation. Casual hourly includes the 25% casual loading.
Property Manager penalty rates and overtime

Ordinary hours can be worked on any day of the week (cl 13.1), so there is no Saturday or Sunday penalty under this award. Public holiday work is 200% of the minimum hourly rate for permanent staff and 200% of the casual hourly rate for casuals (Schedule B), shown here as 250% of the minimum hourly rate.
Overtime
- Overtime, any day: 150% for the first 2 hours, then 200% (Schedule B.1.1).
- Overtime on a public holiday: 200%.
- Overtime on a rostered day off: 150%.

Jobs and Skills Australia puts median full-time earnings for Real Estate Sales Agents (ANZSCO 6121) at $1,504 a week ($40 an hour), against $1,852 a week for all occupations.
Median weekly pay of full-time, non-managerial adult employees before tax and salary sacrifice, from the ABS Survey of Employee Earnings and Hours (May 2025) as published by Jobs and Skills Australia. It reflects what employers actually pay, including people on enterprise agreements or above-award salaries, so it is a market figure, not a legal minimum.
