Real Estate Award Pay Rates 2026-27

Every classification under the Real Estate Industry Award 2020 (MA000106) — property managers, sales and leasing staff, assistants and administrators in real estate agencies — operative from 1 July 2026.

Direct answer: A Level 1 (Associate) employee earns at least $26.59 an hour ($1,010.60 a week) in their first 12 months and $28.00 after that; a casual earns 25% more. Level 2 is $29.45, Level 3 $32.39 and Level 4 $33.88. There are no Saturday or Sunday penalty rates for ordinary hours; a public holiday is 200% (casuals 200% of their casual rate).

Real Estate Award Pay Rates by Level

Adult minimum rates for full-time and part-time employees under the Real Estate Industry Award 2020. Part-time employees are paid the same hourly rate as full-time employees at their classification — the difference is hours, not rate. The casual column adds the 25% loading (cl 11.2(a)).

Weekly rates are the award's minimum weekly rates (cl 14.1); the hourly figure is the weekly rate divided by 38, as printed in Schedule B.

Which level am I?

  • Level 1 (Associate): The entry classification. The lower rate applies for the first 12 months at this level; past service as a Level 1 counts (cl 14.2 NOTE).
  • Level 2 to Level 4: Representative, Supervisory and In-Charge levels. The full definitions are in Schedule A.
  • Commission-only: A salesperson at Level 2 or higher can agree to commission-only pay, in which case the weekly rates here do not apply (cl 14.3, 16.7). Strict conditions apply, including a minimum income threshold.

No weekend penalty rates — but a rostered day off is paid at overtime rates

Ordinary hours under the Real Estate Industry Award are 38 a week and can be worked on any day, so Saturday and Sunday open homes inside the week are paid at the ordinary rate. Only a public holiday (200%) or work on a rostered day off (150% for 2 hours, then 200%) pays more. And overtime is only payable for hours the employer specifically directed you to work — hours worked on your own initiative are not (cl 19.1(b)–(c)). Commission-only salespeople are outside these weekly rates entirely.

Worked example: a Level 2 employee working a public holiday

Chris is a permanent Level 2 (Representative) employee ($29.45 an hour) who is directed to work a 4-hour shift on a public holiday.

  1. Public holiday work is 200% of the minimum hourly rate: $29.45 × 2 = $58.90 an hour.
  2. 4 hours × $58.90 = $235.60 before tax. The minimum payment on a public holiday is 3 hours.
  3. A casual at Level 2 is paid $36.81 an hour on an ordinary day and 200% of that, $73.62, on a public holiday.

There are no Saturday, Sunday or evening penalty rates for ordinary hours in the Real Estate Industry Award. Ordinary hours are 38 a week and may be worked on any day (cl 13.1), so weekend open-for-inspection hours within a normal 38-hour week are paid at the ordinary rate.

A public holiday is paid at 200% of the minimum hourly rate for hours worked, with a minimum payment of 3 hours (cl 25.3). For a casual it is 200% of the casual hourly rate.

Overtime is only paid for hours worked at the specific direction of the employer. Work done on your own initiative, without an express instruction, is not payable under this clause (cl 19.1(b)–(c)).

Hours over the ordinary 38 that are not on a rostered day off are paid at the ordinary hourly rate — 100% — not at 150%. The higher rates apply on a rostered day or half day off.

The award sets no casual rate for overtime on a rostered day off, so none is printed. Time off instead of overtime can be agreed in writing (cl 19.2).

Real Estate Award Junior Rates

Junior rates are a percentage of the adult rate for the classification (cl 14.4), and apply to the adult weekly rate for the classification (junior employees cannot be commission-only). The dollar columns apply the percentage to Level 1 (Associate) — first 12 months ($1,010.60 a week) and divide by 38. The full adult rate applies from age 21.

Real Estate Award Allowances

Fixed-dollar allowances in cl 17, operative from 1 July 2026. Each is paid only where the clause’s conditions are met.

Minimum Shifts and Hours

  • A casual must be engaged for at least 3 hours (cl 11.1). A casual cannot be employed on commission only (cl 11.4).
  • Ordinary hours are 38 a week and may be worked on any day, averaged over up to 8 weeks. Employees other than casuals get 1.5 or 2 rostered days free of duty each week (cl 13.1–13.3).
  • No employee can be required to work more than 5 hours without an unpaid meal break of at least 30 minutes (cl 13.4).
